We take pride in our management and in our rental homes and community. We actively seek good residents to make their homes with us, and we strive to provide the best service we possibly can while they live in the rentals we manage.
We screen our applicants very carefully and we completely verify all information provided to us on the rental application you complete and from other sources available to us. We run a credit report, we verify employment and we check previous rental and eviction history. Criminal records must be documented. If an arrest record exists within five years, it is up to the applicant to provide written verification from the proper authorities as to the final disposition of innocence or that the case was dropped.
The screening and verification process is used for every applicant the same way-fairly, consistently & uniformly. We work very diligently to observe both the spirit and the letter of the fair housing laws not just because they are the law of the land, but because we sincerely believe, personally and as a company, in fair housing and equal opportunity in fair housing for everyone. An applicant who passes the screening criteria is offered a home. An applicant who does not satisfy the screening criteria is not accepted as a resident.
By making application for a home in one of our rentals, you ACKNOWLEGE that these checks and verifications will be done, and give your permission to do so.

To apply the following is required:
1. To guarantee compliance with the Georgia and Federal Fair Housing Acts, any
applicant over the age of eighteen (excluding dependant children) who will reside at the property are required to complete this application.
2. A $40 processing fee in cash, cashier's check, or money order must accompany this application. IF PAID IN CASH, IT MUST BE EXACT CHANGE. NO APPLICATION WILL BE PROCESSED WITHOUT A PROCESSING FEE.
3. Reliable documentation and telephone numbers for all income sources must be provided, with no exceptions.
* If employed, you will need last year's W-2's and your two most current pay stubs.
*If self employed, you will need to supply the last two years of income tax returns and documentation for the current year.
* Other income such as retirement, AFDC, SDI, or others must have reliable documentation.
4. Photo Documentation (driver's license, military ID, or state ID) is required.
5. All intended residents must be listed below.
6. You must disclose ALL pets, vehicles and water filled furniture on this application.

YOU ARE HEREBY NOTIFIED OF THE FOLLOWING PROCEDURES AND POLICIES:
1. If approved, the first month's rent & total security deposit must be paid in full with CERTIFIED FUNDS (cashier's check or money order) prior to renting.
2. Qualifying is based on income, credit, landlord history or ownership.
3. The processing fee is NON-REFUNDABLE.
4. Pets (maximum 2) must be approved by TLC Property Management PRIOR to being on the property. Pet deposit is required for all dogs and cats WHETHER YOU CONSIDER THEM AS “INSIDE OR OUTSIDE" ANIMALS.
For other types of pets, you must inquire prior to being on the property.
5. If you have water filled furniture, you must supply the landlord with insurance.
6. If approved, a holding deposit must be paid within one (1) business day to hold the property and refuse other applicants. If the applicant defaults on renting the property at the agreed time, the holding deposit will be forfeited.

From I-85 South: Take the Peachtree City/Tyrone Exit. Take a left at top of Exit to follow Hwy 74 toward Peachtree City, GA. Turn left on Hwy 54 (large intersection). Go east on Hwy 54 and make a right turn at the light of Peachtree Parkway (Ruby Tuesday on the corner). Stay on the Peachtree Parkway all of the way until you reach GA 85. You will pass several stop signs but continue on the Parkway. When you get to the corner of Redwine Road (4-way stop), you will continue across intersection to the next stop sign (GA 85). The road you are on now has changed to the name of Bernhard Road from Peachtree Parkway. Make a left on to GA 85 and then turn a right on the first street to the right (Goza Road). Once you turn on Goza Rd. , you will go 1 mile. Our Office will be on your left (797 Goza Rd). First you will see the mail box the driveway is after the mailbox, (concrete drive). Follow the driveway to the right and park where signs indicate. Our Office is in the lower-level towards the rear of the house. If nobody is there to receive your Application and Fee, you can put the in the Black Drop Box located on the building to the right of the 3-car garage.
From the corner of GA 85 and Hwy 54 (center of Fayetteville, by the Old White Court House with Clock Tower). Take GA-85 south through town. You will come to a stop light at Grady. Continue on GA-85 South. The next stop light will be Hwy-92 South. On the corner will be a Chic-Fil-A on your right and a Walgreens and Rite-Aid drug stores on the two left corners. From this light you will continue south 4 more miles. You will see a yellow directional sign which will show Goza Road to the left. Continue south to Goza Road and make a left turn.
