3 Ways To Ruin A Good Purchase


 

 

  1. Talking to the seller or the seller’s agent before closing.  Why?  No matter how hard you try, in your excitement you’ll accidentally give valuable information that an experience seller or agent will use against you when you’re negotiating.  Some common examples are casually saying how long you’ve been looking, how many houses you’ve seen, or even when you plan to move.  Hire a Buyers Realtor, and let that agent protect from mistakes you may not even know you’re making.

 

  1. Not having the home inspected before you purchase.  Why?  No matter how new or old a home may be, there will be issues that you can have addressed before you buy.  For example, a brand new home that a client of mine bought had a broken window, missing doorstops, and some issues with the exterior, while a recent 30 year old home only had loose railings and a broken garage door.  All of these are minor, but what if a home had a cracked foundation or a termite infestation?  A pest inspector recently told me that there are approximately 6-7 termite colonies per acre in Georgia!  Can you imagine the frustration of having your home ruined from the inside out simply because you didn’t spend a few dollars to have it check out?   1. Being unreasonable.  Unless you are an investor taking your chances trying to find one desperate seller out of a hundred, being unreasonable is the fastest way to lose a good deal.  There should be a certain amount of give and take between buyer and seller, and both parties should feel that this is a win-win contract.  9 times out of 10 the contract will fall through if it’s not reasonable for everyone.  But if you don’t buy and sell all the time, it may be difficult to determine what is appropriate and what might be “too much.”  The easiest thing is to ask your buyers agent for advice.  We can help guide you so that neither buyer nor seller is unnecessarily difficult.
