BUYERS REBATE PROGRAM

1.  Buyers Rebate Program:  The Buyers Broker agrees to give up to 50% of its commission (the Rebate) received from the listing broker under a cooperative listing agreement or from the Seller if there is no listing broker, on the Buyers home purchase, to the Buyer at closing conditioned upon the performance of the Buyers duties under Paragraph 4 below and the following additional duties.

2.  Buyers Additional Duties: 

A. Buyer agrees to inform all new home communities that he/she visits that Buyer is being represented by Broker. 

B.  Buyer will search for homes over the internet and with Broker.  If Buyer finds a home on the internet that Buyer likes, Buyer will first drive by the home to determine if he/she likes the outside of the home and the neighborhood.  If Buyer likes both, then Buyer will give Broker the property address, and the selling agent  or home owner`s name and telephone number, so that  Broker can set up an appointment for Buyer and Broker to see the inside of the property.

3.  Exclusions:

     Please note the following exclusions:

     A.  Buyer agrees that the Rebate is not given on homes listed by Broker unless Sellers agree

     to the Rebate in writing and agree to dual agency.

B.     Buyer agrees that if the lender who is lending the money to the Buyer to buy the home

does not allow the Buyer to receive the Rebate, then Broker cannot give the Rebate to the Buyer, and Broker will retain this money as part of its fee.

C. For homes priced under $150,000, the buyer client will receive  $350.00 if shown 10 or more homes.

4.  Broker Rebate Amount:  The amount of the Rebate to the Buyer is dependent upon the number of homes which the Broker shows the Buyer before a Seller accepts a contract on a home and the sale is closed.
