In our area appraisals can make or break the deal.  What also hurts on these appraisals, is an appraiser that isn't familiar with our area and pulls comps that aren't really apples to apples.  I had one "kick me in my teeth" a few weeks ago that was more like comparing apples to canteloupes!  It came in $51K less than the sales price.  Needless to say, that deal went south...F-A-S-T!!!
