Buyers:
Before you start your house hunting make sure you know how much money you have to spend. Talk to a mortgage consultant, if you don’t have one, ask your Realtor, they will be able to get you talking to one. This saves you and your Realtor a lot of time and it will help both of you to focus on finding the home that best suits you.
Trust me, there is nothing more heartbreaking than finding that perfect home and then realize you cannot get financing to buy it. Buying a house is both exciting and stressful and with the large inventory now on the market it can be overwhelming. To make your home buying experience more enjoyable you must be focus and ready to buy.
Set a timeline and then start looking: If you want to buy a house in 6 months, while it is good idea to start your search on-line and realize all the good deals out there, it is not a good idea to call your Realtor to show it to you. Most likely that house will be sold when you are ready to buy. I suggest that you start going out to look at houses 1-2 Months before your purchase date.
Sellers:
It is tough to sell in this market. With so much foreclosure and short sales on the market the prices of houses have plummeted. Before you put your house on the market know how much money you have to spend. Call your lender and find out how much your pay-off will be, and then calculate how much closing cost and commission you will have to pay. This will give you the best cost idea.
Make sure your home is in good condition. I am not suggesting you go and remodel your home because chances are you will not get back any return on your investment. GOOD CONDITION in this case means free of clutter, dirt and dust. If needed clean the carpet or polish the hardwood floors and make sure your yard is well taken care of. Believe it or not some buyers are willing to buy a house that is not a foreclosure simply because it is in good condition and they won’t have to do a lot of repairs.
Also, it would be prudent of you to do a home inspection. After a home inspection some lenders may require that you make some repairs. Doing a home inspection may tell you what repairs are needed so that you can have it fixed before you put your home on the market. TRUST ME this makes the process a lot smoother.
